1- I will Provide you with a Comparative Market Analysis (CMA) which includes a comprehensive review of prices of recently sold, comparable homes in the area; evaluate the competition, and study marketplace trends. As a CENTURY 21® Sales Professional I have ready access to this information, and can provide the big picture to help you determine the right asking price. It is crucial to set the Right list price for your home or property. if a home is priced too low, you miss out on potential profit. If a home is priced too high, qualified buyers will look elsewhere.
2- I will place the internationally recognized CENTURY 21 yard sign on your property, with your permission and subject to local ordinances.
3- I will Make recommendations/staging suggestions to enhance the marketability of your home. I provide you with a small booklet called GET READY, SET, SELL! This booklet is a practical guide to prepare your home for sale. I purchase this booklet, so that I may provide it complimentary to all of my home sellers.
4- High quality professional pictures will be utilized to properly highlight the many notable features of your home/property. Also, Video & drone photography when possible.
5- Your listing will be placed on the MLS (Multiple Listing Service) and forwarded to Realtor.com as well.
6- Your listing will be placed on our CENTURY21.com website.
7- Your listing will be distributed to hundreds of listing partners including Trulia.com Homes.com HomeFinder.com and with CENTURY 21® you will also be forwarded to Zillow.com (our local MLS has stopped the feed to Zillow). However, CENTURY 21® has continued to partner with Zillow.com which is one of the more popular websites used by buyers all across the nation. In addition, you will be forwarded to hundreds of other websites as well.
8- As a CENTURY 21® professional, a Unique Property Site will be created for your listing.
9- I will schedule showings with you and place a Lockbox at your home, so that other Realtor members/MLS members may access your home for showings as well as myself and other agents in my company.
10- Your listing will be advertised through social media sites like Facebook Twitter & YouTube.
11- Your listing will be placed on my personal website RealEstateStormy.com & company website C21First.com
12- Email marketing campaigns will be directed to MLS members and past clients/potential clients.
13- Print advertising would include either – Direct mail advertising – Just Listed Cards (applies to house listings) OR an advertisement in the Iron County Today newspaper (applies to house listings).
14- Hold Open House when weather permits.
15- Office Tour or Iron County Board of Realtors Tour for area Realtors to view your home (when possible and depending on Board schedule – only one tour per month is scheduled and they rotate areas.)
16- Provide you will constant feedback from buyer showings.
17- Provide you with an estimate of your net sales proceeds prior to acceptance of any offer.
18- Negotiate with potential buyers/buyers agents on your behalf to help get your home in Sale Pending status.
19- Work hand in hand with you throughout the process utilizing your choice of title company to assist us in gathering the necessary CC&R’s (restrictive covenants) and Commitment for Title Insurance as part of the sellers disclosures that will need to be delivered to buyer on your behalf as required by the Real Estate Purchase Contract. In addition, you will fill out the Sellers Property Condition Disclosures and I will pass those along to the buyer/buyers agent as required by the Real Estate Purchase Contract. If an HOA is applicable, most recent minutes, budget & financial documentation &/or any existing leases/management contract documentation, I will assist in forwarding those items as required as well.
20- Assist with setting up any appointments while sale is pending that would include buyer’s inspection and appraisal appointment, & others as needed.
21- Provide you with contacts & phone numbers for moving companies. local utility companies, internet providers, etc. in order to dis-continue service after the sale is completed. In addition, after many years of managing a number of rentals for my clients, I have had the opportunity to work with and I am able to recommend local painters, electricians, HVAC companies, plumbers, flooring companies and have many other resources if you have need of any of these various types of contractors or contacts.
